Plans to build blocks of flats up to seven storeys high at a Grade II*-listed Tube station have been submitted to Enfield Council.

The proposed development would see 162 homes built over the car parks at Arnos Grove Underground Station in Southgate, with 40 per cent classed as affordable.

The plans have been drawn up by Connected Living London (CLL) – a partnership between Transport for London (TfL) and developer Grainger.

If they are approved, four buildings ranging from one to seven storeys high will be constructed close to the Grade II*-listed station building, which was designed by renowned architect Charles Holden and opened in 1932.

According to a heritage statement submitted as part of the application, Arnos Grove station “makes one of the most important contributions to early Modernism and railway architecture, both in Britain and internationally”.

A planning document submitted on behalf of the developer says the design “has focused on preserving and enhancing the setting of the listed station building”.

The taller blocks have been positioned to the north of the site, away from the station and neighbouring properties.

The developers say the build-to-rent scheme would help to meet Enfield’s “projected housing need of 1,876 homes per year over the next 25 years”.

But it would also result in the loss of all 297 general-purpose car parking spaces, with up to ten spaces retained for TfL staff and 11 for blue badge holders.

The developer claims the designs would encourage walking, cycling and the use of public transport, which would help to improve air quality.

Ben Tate, head of build to rent at Transport for London, said: “We have worked with Grainger as part of Connected Living London to submit our planning application for a new development next to Arnos Grove station.

“This heritage-led scheme has been sensitively designed to respond to and enhance the setting of the important Grade II* listed station building. It will deliver more than 160 new homes for rent to the area, including 40 per cent affordable housing, that the capital desperately needs.

“The London Borough of Enfield has now validated the planning application for our development, which will also provide a new public square as well as generating a range of local benefits. Our plans have developed with input from the local community and we will continue to keep people informed, as we go through the planning process.”
